Settings in the rental module
For those of you who are new to the rental module, you should start by reviewing your settings.

Go to “Settings” in the menu on the left in the rental module.

Landlord information
Here you fill in the information for your municipality. You can also enter multiple legal entities if relevant.
Rental periods and price regulation
Here you select which tenancies you want to see on the rent price regulation and expiring tenancies pages. If you want to have control over all tenancies that expire within the next 6 months, enter 6 for months and 0 for days.
Under time for adjustment date, select how long in advance you want to see that tenancies will be adjusted on the index and group adjustment pages (NOTE: Applies to the pages "Price adjustment (index)" and "Price adjustment (group rent)". If you use the page "Price adjustment of tenancies" this setting does not apply, then you can filter within the page itself).
For example, if you usually send out letters to tenants 3 months before the rent is due to be adjusted, you can set 3 months. If you want to see all tenancies at any time, set 36 months.
Notifications
If you fill in months/days here, notifications will automatically be sent to the tenant or contact person. When editing a tenant, you can select any contact persons for the tenant and whether they should receive notifications and letters on behalf of the tenant.
For notifications to be sent, a real email address must be entered for the tenant/contact person. If the tenant also has a real mobile phone number, an SMS will be sent about the due date. You can fill in the information that will be sent in this SMS yourself, but it is not necessary. If you leave this field blank, the system will send a standard message.
Notification of expiration of security/warranty is only sent via email.
If you subscribe to LAFT: Operation and Maintenance, you can check that a work order should be created at the end of the lease. This is practical if you usually carry out maintenance at the end of the lease. These work orders are placed in the Inbox in the Operation and Maintenance module.
At the bottom you can also add an email that will be notified when a rental agreement ends.
Under letter templates, you can choose whether downloading a letter template for a tenant should be logged in the system. You can also set up an internal email address that will receive email notifications every time a tenancy ends.
Integrations
Under "Integrations", check the box for the financial/accounting system you want to use.
This requires additional setup beyond just checking these boxes. See articles for how to set up integration with:

Invoicing
Here you can enter an email address that will automatically receive invoice documents when you approve them. You also choose which day of the month a new invoice document for all tenancies should be automatically created and whether you invoice for the current month or in advance.
Here you can also enter product codes and client IDs for use in transferring invoice data to the financial system.
Forms
Under Forms, you can add the checklists you want to use for inspections, check-ins, and check-outs. Click on "Add standard templates" to use our standard forms for this. You can also create your own checklists.
