Create and edit a rental object

Create a new rental property
When you are in the rental module, click on "Rental objects" and then "Overview" in the main menu on the left. This will take you to an overview of all your rental objects, regardless of rental status. In the top right corner, click on "New rental object".
Link the rental object to a building
The first thing you need to do is choose which building the rental property will belong to. If you have not created the building, you must do this first. You choose how you want your structure in LAFT to be.
You can either create multiple rental properties that are associated with the same building. Otherwise, you can choose to create one building that corresponds to each rental property. This is relevant if you subscribe to IK-Bygg and want to perform internal controls on individual rental properties, and not just the building as a whole. In IK-Bygg, there is only support for buildings and not rental properties.
However, it may give you a more confusing building stock if you use other modules in LAFT, such as operations and maintenance.
NB! We are working on a solution that allows you to conduct condition assessments with IK-bygg questions on all object types (not just buildings as today). The work is scheduled to be completed in the first quarter of 2025.
Remaining fields
- Zones are a way of grouping rental properties, and are something you create yourself. You do this under "Organization" and "Zones" in the main menu on the left.
- The name of the rental property is what will be visible in tables and overviews. Here you fill in what makes it easiest for you to identify the rental property. For example, you can enter the address and usage unit number.
- Rental property type and select ownership type: Here you have a set of standard types to choose from. These cannot be edited.
- Status: Here you set the current rental status of the rental property. If you are going to create a lease on the rental property afterwards, you must set the status to "Ready for rental". You can also check whether the property is rented and select the date when the rental property was acquired.
- Time before lease expiration date to be displayed (under "Outgoing"): You only fill this in if this lease object is to deviate from your global settings. In Settings, you set the number of months that should apply generally, while on the lease object you can fill in to override this. There is a separate overview of outgoing leases, and here you set the number of months before a lease expires that they should appear in this overview.
- Organization: Here you can, for example, select a housing association or apartment building that the rental property is part of. You create these yourself under "Organization" and "Other" in the main menu on the left. You can then enter an apartment number in the organization in the next selection if applicable.
- Ready date: If the rental property is currently under maintenance, you can choose a date when the rental property is ready to be rented out. Then you can go in and change the status of the rental property again.
- Sold/Ended (date) : Here you can enter if the rental object is sold or the rental period has expired. This is if you want to continue to keep the rental object in your history.
Then click "Create rental property". Once you have done this, you will be taken to a new page that allows you to fill in additional information about the rental property:
Extended information
All fields here are optional to fill out.
- Risk group provides information about what type of tenant this rental property is not suitable for.
For example, if the rental property is given the risk group "6 - Long Transfer and Reaction Time", it means that the rental property is not suitable for a tenant who has a long transfer and reaction time (e.g. wheelchair user). This is in connection with fire.
Current rent
- Here you set the rent for this rental property. All new tenancies you create will automatically receive this rent. If there is already a tenancy on the rental property, either active or with a future move-in date, remember to check the box for "update active and planned tenancies with specified price?" if these tenancies should also have the new rent you set.
- Under billing interval, select an option if you do not want this rental property to be invoiced monthly. The fields for product code, chart of accounts, and VAT code are relevant if you are going to use one of our financial system integrations:
- Additions: Here you enter any additions to the rent, for example if there is to be an addition for electricity or something else. When you later create a tenancy on the rental property, you can choose to add one or more of the additions that you have created on the rental property.
Editing a rental object afterwards
If you want to edit a rental property, go to "Rental properties" in the main menu on the left, and "overview". Here you get an overview of all your rental properties regardless of rental status. Find the rental property you want to edit and click on the menu on the right on the same line, and then "edit".
Bulk editing of rental objects
If you need to change a lot of information on multiple rental properties, you can save time by doing it from the bulk edit page. You can find it in the menu on the left when you are in the rental module > Rental properties > Rental property management.
This will bring up a table with all the rental properties on your site. Note that you will only be allowed to edit rental properties that your user has access to. If you do not have access to rental properties, you can manage this under Miscellaneous > Users.
You can choose which columns you want to see/not see in the table. To show and hide columns, click the Show/Hide button at the top of the table.
The fields you can edit are all editable fields on a rental object.
NOTE: If your area has created custom fields on rental properties, you will not be able to bulk edit these from this page. For now, you will still have to do this by editing the individual rental property.

Note that the column for Price (current rent) cannot be updated/edited from here. This is because, when changing the rental price, you must decide whether the new price should apply to active/planned tenancies, or only affect future tenancies. Therefore, this must still be managed within the rental property itself.
