Create and edit a tenancy
Once you have created tenants and rental properties, you can link these together and create rental relationships.
To do this, find the rental property you want to create a tenancy on. You can find this by going to "Available rental properties" in the main menu on the left, or clicking on the name of the rental property under "Rental properties". A rental property must have the status "Ready for rental" in order for you to create a tenancy on it. You can edit this on the rental property.
When you have found the right rental property, use the three lines to the far right of the rental property in the table and click on "New tenancy"

- Select tenant from the drop-down menu
- Select the date for when the tenancy starts and ends. You can choose to check the box to indicate that it is an ongoing agreement.
- You can also check the box for "Invoicing period differs from contract period". This will give you the option to enter both the first and last day for invoicing. This means that if you have a contract that has agreed that you will not be invoiced for x number of months after the move-in date, you can enter that here.
The same applies if the tenant does not move out at the agreed time, and you need to continue invoicing, even though the contract has legally expired. In this case, you can enter a date for Last Billable Day. You can choose whether invoicing after the contract expires should be ongoing, if you do not know when you will need to end invoicing.
You must do this if an invoice basis is to be created for this tenancy when the "Valid to" date has passed. - You can uncheck "The tenancy will be invoiced" if you do not want to create an invoice basis for this tenancy. If you uncheck this, the zoning plan field will automatically be deactivated as well.
- You can also check the box for "Invoicing period differs from contract period". This will give you the option to enter both the first and last day for invoicing. This means that if you have a contract that has agreed that you will not be invoiced for x number of months after the move-in date, you can enter that here.
- Enter the notice period and share of rent if you are creating multiple tenancies on one rental property and the rent is to be divided. If this tenant is to pay the entire rent, leave this field blank.
- Then fill in any guarantee or deposit paid by the tenant. Numbers must be entered here and not free text. You can also enter an expiry date for the guarantee. You will then be able to follow up on outgoing guarantees in the menu “Outgoing” > Guarantees.
- "Other information" can be used to fill in any additional information you want to include on this tenancy. Finally, click on "Create tenancy".
- The remaining information, such as rent, is located on the rental property and must be edited from there.
Finally, click on “Create tenancy” in the bottom right corner.
If you need to edit the tenancy afterwards, you can click on the gear > Edit:
