Create and edit a tenancy

This article shows how to create a new tenancy in LAFT.

Once you have created tenants and rental objects, you can create a lease. To do this, find the rental object you want to create a lease on. You can find this by going to the Rental objects page in the menu.

When you have found the right rental object, click on the arrow on the right and select the Rental Conditions tab. 

  • Select the tenant from the drop-down menu.
  • Select the date for when the tenancy starts and ends. You can choose to check that it is an ongoing agreement. You can also check that "Invoicing period differs from contract period". This will give you the opportunity to enter both the first and last day for invoicing. This means that if you have a contract that has agreed that they will not be invoiced for x number of months after the move-in date, you can enter that here.
    The same applies if the tenant does not move out at the agreed time, and needs to continue to be invoiced even though the contract has legally expired. In this case, you can enter a date for Last invoiceable day. You can choose whether the invoicing after the contract expires should be ongoing, if you do not know when you will need to end the invoicing.
    You must do this if you want to create an invoice basis for this tenancy when the "Valid to" date has passed. You can uncheck "The tenancy must be invoiced" if you do not want to create an invoice basis for this tenancy. If you uncheck this, the zoning plan field will automatically be deactivated.
  • Enter the notice period and share of rent if you are creating multiple tenancies on one rental object and the rent is to be divided. If this tenant is to pay the entire rent, leave this field blank.
  • Then fill in any guarantee or deposit paid by the tenant. Numbers must be entered here, not free text. You can also enter an expiry date for the guarantee.
  • "Other information" can be used to fill in any additional information you want to include on this tenancy. Finally, click on "Create tenancy".
  • The remaining information, such as rent, is located on the rental object and must be edited from there.

Finally, click on “Create tenancy” in the bottom left corner.
