Create and edit a rental object

Create a new rental object
When you are in the rental module, click on "Rental objects" in the main menu on the left. This will take you to an overview of all your rental objects, regardless of rental status. In the top right corner, click on "New rental object".
Link the rental object to a building
The first thing you need to do is choose which building the rental object will belong to. If you have not created the building, you must do this first. You choose how you want your structure in LAFT to be. You can create multiple rental objects in one building. Some choose to create one building that corresponds to each rental object. This is relevant if you subscribe to IK-Bygg and want to perform internal control on individual rental objects and not just the building. In IK-Bygg, there are only buildings and not rental objects, so rental objects must also be created as a separate building if you want to perform internal control on this. However, this can give you a more confusing building stock if you use other modules in LAFT, such as operation and maintenance.
Remaining fields
- The name of the rental property is what will be visible in tables and overviews. Here you fill in what makes it easiest for you to identify the rental property. For example, you can enter the address and usage unit number.
- Type of rental property and select ownership form: Here you have a set of standard types to choose from. These cannot be edited.
- Status: Here you set the current rental status of the rental property. If you are going to create a lease on the rental property afterwards, you must set the status to "Ready for rental". You can also check whether the property is rented and select the date when the rental property was acquired.
- Ready for rental: If the rental property is currently under maintenance, you can choose a date when the rental property is ready to be rented out. Then you can go in and change the status of the rental property again.
- Purchased/rented (date): Here you can enter the date when you acquired the rental property.
- Sold/Ended (date) : Here you can enter if the rental object is sold or the rental period has expired. This is if you want to continue to keep the rental object in your history.
- Notification before lease expires: You only fill this in if this lease object is to deviate from your global settings. In Settings, you set the number of months that will apply generally, while on the lease object you can fill in to override this. There is a separate overview of outgoing leases, and here you set the number of months before a lease expires that they should appear in this overview.
Then click "Create rental object". Once you have done this, you will be taken to a new page that allows you to fill in additional information about the rental object, add a photo, etc.:
Current lease fee (rent)
- Rent : Here you set the rent for this rental property. All new tenancies you create will automatically receive this rent.
- Billing interval : here you select an option if you do not want this rental object to be invoiced monthly on the date you set in the settings. The fields for product code, chart of accounts and VAT code are relevant if you are going to integrate LAFT with Visma. See here for more information about this integration.
- Product code/item number : enter the correct product code. These must be created in advance, and are done in Settings in the Rental Module (see separate instructions).
- Client No .: enter the correct client no. Must be created in advance (see separate instructions).
- Additions: Here you enter any additions to the rent, for example if there should be an addition for electricity, parking, etc. When you later create a tenancy for the rental property, you can add the additions that you have created for the rental property.
Remember to click Save at the top right of the page when you are finished.
Extended information
All of these fields are optional to fill out.
- Risk group provides information about what type of tenant this rental property is not suitable for. For example, if the rental property is given the risk group "6 - Long Movement and Reaction Time" it means that the rental property is not suitable for a tenant who has a long movement and reaction time. This is in connection with fire.
Remember to click Save in the top right corner when you're finished.
Rental conditions
Here you can create a new tenancy on the rental property, and edit existing tenancies. See separate instructions for how to create/edit a tenancy.
Edit a rental object afterwards
If you want to edit a rental property, go to "Rental properties" in the main menu on the left. Here you will get an overview of all your rental properties regardless of rental status. Find the rental property you want to edit and click on the arrow to the right on the same line. When you are on the overview page, click on "Edit" to allow editing. Remember to select the correct tab at the top (Basic information, Current rent, Extended information, etc.).
