Regulating rent in LAFT
This article shows you how to adjust rent in LAFT. Adjusting rents in LAFT is based on the lease start date, while a rental property can be adjusted at any time. You can choose whether the adjustment on the rental property should affect future/planned leases or not.

NOTE ! If an invoice basis is created for a tenancy, and an regulation has occurred during the period for which the basis is created, two invoice lines will be created on the invoice basis in LAFT. This is to make it clear what the rent was before regulation, and what it will be after regulation.
There are two ways to regulate/price regulation rent in LAFT:

Regulation of rental properties
- Here you can regulate the price of a rental property without affecting the current tenancy, while tenancies created after the regulation will receive a new rent.
- You can regulate the price of a rental property, and choose that active tenancies on the rental property(ies) should also receive a new rent.

Regulation of tenancies (index and gang regulation)
- Here you can index and regulate tenancies, based on the start date of the tenancy/date of last regulation.
Regulation of rental properties
Here you can regulate rent on rental properties. The new rent will not affect active or expired leases, but will affect future leases.
This applies, for example, if you set new rent rates once a year. You can choose to retrieve this price from current tenancies if you wish (see the section for “Retrieve rent price from rental property for selected tenancies” further down the page), but you can also let current tenancies keep their current price. New tenancies will automatically receive the rent you have set for the rental property.
To update rent, you can either click directly in the table in the "Regulation" column and set a percentage that will update the rent accordingly, or you can click under "New rent" and manually enter a specific amount. Then click "Update price for selected rental properties."
You can also scroll down the page and enter a percentage in the percentage field, or use the SSB buttons (statistics in Norway). If you check multiple rental properties and click "Update selected rental property with new index", both the "Regulation" and "New rent" fields will update.
Regulation of tenancy
When you enter here, the "Last regulated" date will automatically be the same as the tenancy start date/date of last regulation. You do not need to tell the system when the rent was last regulated. If it is a tenancy that was established less than a year ago, the date will be the tenancy start date, and you will not be able to regulate until one year has passed. However, if it is a longer tenancy that has already been regulated, the date will show the last regulation. If you want to change the date, you can do this by clicking on the date in the "Last regulated" column.
Explanation of the different filters :
In the drop-down menu at the top left (Regulation type), choose whether you want to index or group-regulate rent.
Under "Can be regulated" you can filter which tenancies you want to see, based on when you have the opportunity to regulate the rent.
If you check "Should be regulated today", the overview below will only show tenancies where the regulation date is today's date or earlier.

How to regulate
Rent regulation is done in two steps.
1. First you must set the percentage/new amount for regulation and approve this.
2. Then you can carry out the regulation itself.
The purpose of doing this in two steps is that after you have set a percentage and approved it, you can send a letter to the tenant with information about the regulation prior to the actual update of the rent.
Procedure
1. Treatment before regulation
Use the filter "Can be regulated" to find the tenancies for which you want to set a new rate. If you are going to set a rate for tenancies that will be regulated 3 months in the future, scroll forward 3 months in the calendar, select a date, and then you can choose whether you want to see tenancies that can be regulated by that date, at the earliest on that date, or only on that date. When you have found the tenancies you want to see, check them off in the table. If you then scroll down the page, you can either enter a percentage rate manually in the percentage field, or use the SSB buttons (statistics in Norway). When you click "Update selected tenancies with new index", the percentage will appear under "Regulation" in the table and a new amount will appear under "New rent".
Now you can download letter templates for the selected tenancies. Then you check the relevant tenancies and scroll to the bottom of the page to download the letter template you want. You can then choose the standard letter template that is included, or any custom letter template (see separate instructions for letter templates). When you click on "Download letter template for selected tenancies", a compressed folder is downloaded to your computer, which contains a letter for each tenancy. The letter automatically contains information about the rental property and tenancy, what the new rent will be, and when it comes into effect.
NOTE that the rent itself has not yet been updated. This will be done in the next step, and you can choose whether to do it all in one operation/simultaneously, or wait until the “Can be regulated” date arrives.
2. Implement the regulation itself
It is worth noting that you are allowed to regulate the tenancy even if the Can be regulated date has not yet passed. This is useful if you invoice in advance, as you can update the system with a regulation date that is in the future, and then create the invoice basis immediately afterwards. The invoice basis automatically takes into account the regulation date, and the rent is settled correctly based on this.
To regulate, check the rental conditions and click "update rental price for selected rental conditions" on the right below the table. The rent is then updated and you can invoice with the new rental price.
Get rental price from rental property for selected tenancy conditions
If you have updated the price of a rental property on the "Regulation of price of rental property" page, you can use this to update the rent for the tenancies you select. On the left below the table, you will see a button that says "Get rental price from rental objects for selected tenancies".
